Supply authorized, de-identified rent rolls, operating statements, cash and debt records and—when relevant, capital-project scope, bids and reserve restrictions. The AI skill prepares candidate inputs and source locations; a person checks the originals. The bundled scripts validate the input and calculate an unapproved review.
Twelve forecast months for one USD property, with historical NOI control variances, operating cash, reserve transfers, scheduled CapEx, entered debt-event cash due and owner-monitoring debt coverage. It compares Base, Mild recession, Hard recession, Insurance shock and Combined + CapEx against a cash floor and internal policy. Missing T-12 periods and evidence remain blockers.
It cannot authenticate documents, prove reserve entitlement, approve spend, pay a lender, model intramonth liquidity or produce a lender-certified covenant result. It does not price acquisitions, size refinances, handle tenant decisions or connect live property-management and accounting systems. A different authorized reviewer must make and record any decision outside this bundle.
Evidence and limits: The supplied audit reports local package checks and three artifact tests using fictional data. Native Claude execution, ChatGPT activation, real-source reconciliation, browser/accessibility acceptance, independent finance comparison and client shadow pilots remain open. The HTML is an editable, unsigned snapshot—not an approval or a native published Artifact. The outer ZIP is a delivery container; attaching it to a chat does not install either host package.
